Buying Property in Antalya: A Due-Diligence Checklist

04 Sep 2026   Alanya Home Premium Editorial   Property in Turkey

Before paying a deposit, verify title deed details, valuation, permits, debts, fees and intended use. Compare location and resale potential, not only price. See our area guide.

Start with a clear investment objective

Every property decision should begin with a practical objective. Some buyers want a home for personal use, some want regular rental income, and others are planning for long-term capital growth. These goals can lead to different choices in location, property type, budget and management. A coastal apartment that works well for holidays may not be the best fit for a family looking for a quiet year-round home.

Compare the full cost, not only the asking price

Make a complete budget before making an offer. In addition to the purchase price, consider title deed costs, valuation, taxes, furnishing, insurance, utilities, maintenance, site fees, travel and professional services. If the property will be rented, also estimate vacancy periods, cleaning, repairs, marketing and management. A realistic net calculation is more useful than a headline return that excludes operating costs.

Check the location from an owner’s perspective

Visit the neighbourhood at different times of day if possible. Check transport, supermarkets, schools, healthcare, beaches, walking routes and access during the busy season. Ask how the area feels in winter as well as summer. The quality of the building, the management of common areas and the reliability of services can affect both everyday comfort and future demand.

Verify documents and current rules

Before paying a deposit, review the title deed, independent valuation, building status, debts, permits and any restrictions affecting the property. Residence, citizenship and short-term rental rules are separate matters and can change. Do not rely on an old advertisement or a verbal promise. Request current written information and ask a qualified professional to review documents where necessary.

Think about the next five years

Consider how your circumstances may change. You may use the property more often, move to Türkiye, rent it to a different tenant profile or sell it later. Flexible layouts, good access, transparent management and practical running costs can make a property easier to use and resell. A balanced decision usually performs better than a purchase based only on emotion or a temporary promotion.

Plan the next step

Prepare a shortlist, compare the same information for every property and record unanswered questions.
